What you are looking for is an asset depletion loan. Your options depend on how liquid your investment assets are and your net worth.
It is fairly risky to the lender so you should expect to need to make a significant down payment, provide a lot of documentation on investment holdings, and have a significant portfolio to offset not having employment to qualify.

You may be able to do a DSCR (debt service coverage ratio) loan for investment.

You can use your equity portfolio as collateral for a credit line, it’s called security based lending.
The rates will be higher, but you can pay back anytime and no penalty. It’s an option if you can’t get a traditional mortgage.
But maybe in your case, since you do have a lot of assets, you might be able to get a mortgage based on that.
The size of the credit line is based on the lending value of the securities in the account you plan to pledge, for a non-purpose loan. 50% limit MD1 is referring to is for a purpose loan.
