NY/NJ investors, what cities and towns are you targeting for investment?

The NY/NJ area has been super tough in the past few years. I remember when I was fresh out of college in 2014 I was going crazy trying to find investments because I had a hunch prices would skyrocket in the future. Unfortunately, I ran out of capital after my first two investments. To answer your question, try Paterson or Garfield in the North Jersey area.

I got 2 in jersey city - downtown and heights

Hey fishes, can someone tell me how the 80c bracket works, i know i can get exempt upto 1.5lakh under it, what i wanna know is does PF comes under it or not? For example if my yearly pf deduction is 20k and VPF is 10k so now will i still be able to show investment of 1.5lakh under 80c apart from PF and VPF or i'll be able to get exemption on only 1.2 lakh( 1.5lakh-30k= 1.2lakh)?

Thank you in advance!!

First 2 years for CSR is about to be over, and I’m looking at the value of the card against the annual fee. Combined with my other cards (Chase Freedom Unlimited & Flex) and deducting the $300 travel fee, the net benefit is $76. Is that enough to justify keeping the card? The lounge access at airports were a nice benefit, never got to use it since my client travel was through Amtrak.

For PwC fishes who left recently, how did you consolidate wealth builder into 401k within benefits express to avoid the 20% federal tax withholding that was described in the benefits package? Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!

The difference in price is substantial – 2.5k for the traditional course vs 6k for the extended one. Any thoughts/recommendations on which one I should take? In case it is helpful, I come from a civil law country. Thanks!

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

But light burbs? Srlsy? They are grown up people (fresh out of college girls)

The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
