I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance. I'm not seeing many options for her besides to continue pmts, fixing just enough to drive or voluntary repo. Thoughts?

SO and I recently moved to the DC area. We are both new to federal consulting. They have a few interviews this week. When a job description mentions " an understanding of federal contracting vehicles and procedures".
What should they be ready to talk about? CLINs, GSAs, color team reviews etc.? Would anyone have insights on this? Much appreciated!

Currently at 155K base in MCOL city. Have 28K in savings. Maxing 401k, ROTH IRA, and HSA. After all expenses, I'm only able to save 300-400/month in my savings account. Would you all recommend allocating more to savings vs maxing the retirement accounts?

Have an interview with a company I really want to work for tomorrow. My last job I was laid off b/c of an acquisition&recently accepted a job at a diff company b/c I couldnt afford not to. Hello there! I currently work in billing at a medical office. I got my Bachelors in Psychology a few years ago but I couldn’t find a position that seemed like a good option for me that was well paying and fulfilling. I tried working as a tech at an Applied Behavior Analysis clinic but it wasn’t a good fit. So i have been fortunate that i have managed to go through my career without the need for a degree. I was lucky enough to have been hired by one of the worlds top consulting firms, worked with a whole lot of big clients and travelled a lot.
