OP, hope your renters did not damage the property…. mine were horrible with $5k in damages…. lawyer friend told me that it is faster and cheaper to write it off (my state and city are renter friendly). i will sell my SFH, it is not for me (don’t have time and cash flow for this non-sense).

One piece of advice going forward: find a solid property management company. Poplar Homes for example operates in many states and while the fee is a bit high, the experience has been headache free with very quality tenants who've never missed a payment.
