Seeking advice / recommendations:
Hello everyone, I'm trying to get into real estate investing. Some of the books I've read have talked about buying multi-unit properties and utilizing investors to get the necessary capital. Does anyone have experience in getting investors? How do you identify investors who may be interested? Are there any sites where you can invest in or post real estate investment opportunities?

Most investors want to see a track record. Sounds like you have none. Why not start as a more passive investor yourself ? Or look at reits

Suggestions for Personal Finance books? I'm somewhere in the middle of the road - don't need the basics like the need to save a rainy day fund, pay off student loans (I already have that covered plus have hit a number of milestones including putting the down payment our first home), but I'm also not really interested in super aggressive investing like day trading or watching individual stocks very closely.

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

💥Relocated to NYC and my real estate broker has said it’s been hard to book any showings. I’ve heard in this market, having a broker can hurt you because property owners prefer to not split the brokerage fee & go straight through tenants. Is there truth to this?😫

I've seen some negative comments about dividend investing. I think its a pretty good way as passive income. I am 23 and contribute to my Roth 401k but I've also had my own portfolio since I was 18. Hi everyone. I’m looking for some advice around purchasing in Seattle. Current NW is 900k, of which around 300k in equity in a $1 million condo on the east coast; rest in stocks etc. Condo is rented out and cash flow positive. Now considering buying a condo for around 500k in Seattle to live in for 2-3 years, after which I which I will likely rent this one out too. Is Seattle still reasonable to invest in for property- or should I just rent there (under 2k for the 1 br I currently have).

Buying a new build and home completion is only 10 days before closing. Lender is concerned about being able to appraise and close within the timeline, but the builder won’t budge to give more time. Anything I can do here to ensure everything is good by closing?

Appraiser did not use recent comps. We're appealing. Did account for appraisal gap but not by this much.

Help me out here: Bought a condo at 5% interest rate and 10% down. What would *you* personally do and why? Pay it down quickly and more aggressively OR put that money to use somewhere else? A developer is buying a building in which someone I know is a commercial tenant. Their lease ends in 2030-something. We think that the buyer will try to buy them out of their lease. Business generates net profits of $200k or so a year. Rent is very cheap. Could the tenant/business owner ask for a ton of money to get the landlord to buy out the lease? How is this amount usually calculated?
