Spouse and I are interested in purchasing a new build that’s coming to market soon. While neither of us is a real estate professional, we’re pretty comfortable with reading long legal documents and are thinking that we can probably skip out on hiring a broker/agent and work directly with the developer. Does anyone have any tips or suggest against this?

I just closed my house last week without a realtor. I was able to negotiate the purchase price down which was significant. The realtors just adding additional layers in communication and things get lost in the conversations. If you can understand the documents, you don’t need an agent. Just be firm and kind on what you need after your inspection. The sellers realtor was horrible, but she learned throughout the process that she needs to communicate everything. She definitely didn’t move her finger for me! I didn’t need anyone, I did my research and knew my rights. Good luck to you! I can tell you more about my experience if you want to know, just dm me. Why wouldn’t you want a broker? If you’re just buying it shouldn’t cost you anything as the builder would be paying the broker fee.

Just know that builders typically pay very small broker fees.

He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
