just tell the agent that you aren’t paying their commission. it’s not your problem.
the agent will try to turn the buyer against you saying that it’s your fault and you can’t procede because you wont sign.
this is a lie. since you have the personal relationship with the buyer, call the buyer up and tell her the deal. you aren’t paying for an agent.
be prepared to lose the buyer if you do this. and update your listing to include that you don’t have an agent and that buyer is responsible for their own agent fees.

Agree with everyone else. That agent has no claims to the sale because she did not find your property for her client. Of course I'm not a real estate agent and this is just my opinion, but as a seller I would never agreed to pay that.
Yeah I'm not sure about that. Seems like a great area. I'm not a real estate agent but I wouldn't agree to it and I would just wait for another buyer I think. It's all dependent on how fast you want to sell and if it's worth 3% to get rid of it.
You don’t have to sign anything, you can also ask that if they’d like to pay an agent they can pay for it (the title company would be able to set that up for you)
Definitely not paying an agent 3 percent when you’ve already have a personal relationship with the buyer and your own title company. Have her pay the commission or move on to the next party. The whole point of you likely doing FSBO is to avoid paying commissions in the first place
Actually it’s common to pay the buyer’s realtor commission when you do for sale by owner. You save YOUR realtor commissions as the seller, but that’s usually it. Otherwise you’re really limiting your buyers pool because most buyers work with agents and those agents need to be paid. Sure you could tell your buyer they have to pay their agent out of pocket. But that’s not typical. It would be like the buyer asking you to pay for the inspection and appraisal. They can, but most would just laugh or be confused and either way would refuse.
The only time FSBO works with no fees is if both parties agree on the terms and decide not to use realtors. Usually in the case of neighbors or family members or investors. But even then someone has to pay an attorney or title agent to draw up a contract.
