2.75 no points (or lender fees for that matter) through better.com. Priced matched to loan Depot “retention offer” which came ~2 weeks after I didn’t proceed with their application. Better will price match any offer based on total lender controlled costs (A+B+C) so loan depot was at 2.625 no points but they charge an origination which put better’s offer at 2.75 at no points. And it wasn’t no points exactly, I got a lender credit of $62. I liked better it was efficient and start to finish was able to complete within 3 weeks including signing and finding. If you have an Amex card, check to see if the offer is still available where they give you 2,500 statement credit to refi with them.
2.875 /30 yr -0- points -0- closing. Through correspondent broker who will sell it to the bank that is trying to get you to sign for 3.125 and charge you fees... :-) DM me and I’ll get you info. Going through my underwriting right now.

20 year 3% lenderfi. Better also had similar rates.
Costco is great for Refis, they aren’t the lender but they cap the fees $350 if you have executive. We are currently doing a 2.875% 30 year. No points. I think $1800 in closing costs. It ended up being through North American savings bank.
10 yr 2.85 fixed, avg closing costs rolled in - got last month.
Just know it might take over a month for underwriting since so many are refinancing this season.
What would be the comparable rate if you minus the closing cost ?

2.875% with a local lender on a 30 year. No points, about 3k in fees (appraisal, title, origination etc.)
I’m in MD, so high cost of living. Refi loan a little under 300k. I feel like I got a great deal.
I am closing on a refi tomorrow for our place in Brooklyn. Started the process in April. Locked into 2.875% 30 year. About 13k in closing costs of which $4500 are prepays. We used loan depot. Rates are better now than they were when we started the process We chose not to lock the rate until a couple of weeks ago when we knew we were getting close to finishing up the process
What down payment and purchase price ?
I got 20 year, 2.85%, no points, about $6k in closing
Those of you who have refi’d: would I need to have a job to qualify to refi? I have off the charts amazing credit but got laid off in may and still looking. I’d like to take advantage of these rates but not sure if a bank would consider it.
It would be very tough to get approved and through underwriting unfortunately. Sorry about being laid off.

Lower.com and about a 30-45 day close depending on volume I’m about 3 weeks into the process. Finished appraisal and everything is with underwriting.

Have the rates gone up?! The lowest I’m seeing is 3.7% APR. 806 credit. 45% refinanced. High-income. Zero debt beyond this mortgage. So confused
