Wait 25% of rent AND those fees?
That was my thought too
10-20% of rentals.
For short term I’ve heard even higher percentages of 35%+ which is very steep in my opinion

$5k setup fee… AND $200 per month on top of the revenue?! Why??
This must be a resort town or condo-tel where you don’t have many other options.
If it helps factor in the 5k start up fees include new locks, security system, photos (I think) and "noise detection devices"

Locks are $200 to $250. Video doorbell is $200 to $300. Photos should be under $500. Noise detection is $100 for the device and $10 per month for the service.
Under $1k in actual costs, upcharged to $5k… sounds like these guys are just expensive for everything. Can’t wait til they charge you $100 per lightbulb that needs to be changed, or $350 for a sink / toilet clog… I’d run from them if you can.
I mean new locks…$200. Ring cameras…$500…photos $300. $5k you’re paying a premium.
Do you need a security system? What area is this? I find security system is more difficult to manage when you have guests. Just need an electronic door lock and a couple ring cameras. Get a Best Buy total tech support membership and you’ll get better pricing and reduced installation fees.
Paying 24% of gross for Vacasa in PA. They covered all those up fronts (locks etc), cleaning costs are a pass through and they also cover the basic consumables (soaps, toilet paper…etc).

I pay 10%, I include cleaning in my nightly price. No setup fee. No monthly fee. I don’t use automated locks. Host lets them in and makes sure everything okay before she leaves. My airbnb rentals are not in the U.S. though.
Why the 200 dollars on top of their cut of the rent ?
