If they have their own listings, look at them. If they have bad photos, outdated photos (tell by the season) and/or bad spelling/flow of the wording = red flags that they are either lazy, brand new to industry etc. The more professional the photos the more likely they make good money = they are good at their job.

To buy, use Zillow, find a house, use not having a realtor as a negotiating point. Realtors add zero value. Hire an attorney to handle closing, you can pay them hourly.

Referall and make sure you feel comfortable with them. Ask them how long they have been in Real Estate, and how many transactions they did last year. Mostly it’s about the right fit for you and your style of shopping for a home. You need somebody who is patient and understanding.

You can and should use a realtor in the state of GA, and Atlanta in particular I would recommend. Find one you like through referrals/set up time on the phone or in person to discuss your needs. I definitely recommend meeting them in person. I talked to one person over the phone I thought he was great - seemed competent, knew his stuff, understood the timeline. Then the first time my husband and I met with him he was clearly skeptical of how young we were and didn’t think we could afford a $500k house. 🙄 So we didn’t keep working with him. If you don’t want to pay your relator you can negotiate with the seller to have them pay (you can also use a realtor to negotiate having them pay ALL your closing fees). Atlanta is a bit of a weird market right now OP, good luck!

McK, the seller pays the realtor fees most places. Not having a realtor can save 2.5% of the purchase price. That adds up.

Drop a burner. I have a guy who is great...does about 10x the average realtor.

S1& is overselling the notion of DIY - seller pays realtor fees so buyer is not going to get an automatic discount for not having one. Seller and their agent are motivated to get the highest price possible so buyer must be a skilled negotiator.

So, you sign a contract. What’s next? Appraisal, inspection, survey - somebody has to organize or coordinate all that. What does appraisal result do to your deal? What if the inspection turns up unexpected bad news? Can you renegotiate? Can you change your mind? What happens if you back out?

A good realtor is a problem solver that helps you navigate all this stuff and makes sure you actually close. Speaking of, stuff can and does go wrong on closing day.

I have done about 20 real estate transactions over the past few years - unless it is dead simple - ex. Paying cash for a piece of property with no house on it - I use a realtor - mine is somebody I have known for years and is one of the best in the business

If you’re selling, there may be some value. Buying, you need zero help. All of those other steps, a real estate lawyer can help you at rates we pay 23 year olds. In this country we pay agents 3x anywhere else. Complete scam. If you must, consider Redfin. Significantly cheaper.

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage

Thursday I got it in my head that I needed to hedge against potential Dollar devaluation. I looked at other market funds thinking them to be good proxies for other currencies.
