Did you pull the field card from the town? I’d start there and then ask the realtor about the difference.
I’m guessing the basement was unfinished and at some point it was finished.

Does the description say finished basement? I’m guessing it was done without permits, which would be why it’s being counted by the seller but not officially recognized by the city / county records

If the basement is unfinished, it should NOT be included in the square footage.
It would be pretty easy to figure out when you get to the house whether it’s ~1,200 sq ft of living space or 2k sq ft of living space. If it’s 2k not including the basement, then there’s probably an unpermitted addition somewhere.
