What’s the real cost of maintaining/living in a house in a rural area?
The price looks low. But I am worried about hidden costs.

It varies and would largely depend on how old the house you purchase is, etc. I have lived in rural area my entire life.

Likely well and septic instead of city water. Make sure you understand if that will need to be replaced on sale as that could easily be >$10k.

Also electricity and heating. Will you need to have propane hauled in

Also, keep in mind traveling time. Do you have to go into bigger city to do grocery shopping? Are there things to do in your area? If not, need to factor in travel time for recreational activities. So time and fuel for your car.

According to my info -- no quality schools, hospitals, or stores! You may end up eating a long of junk food and a long commute to work! But there is more affordable housing, supposedly.

Also, small towns(?) have a reputation for not liking newcomers, so you should already have family there.

I am sick of being a realtor! I've been trying for 5 years and have only sold 3 houses. Where I'm from (small Southern town) nobody is buying. Most people's families already own homes and it's just a bummer to see all these nice houses deteriorating over time.

What’s the general guidance on the order to maximize retirement contributions for tax benefits for an normal individual and for a self employed/small business owner before moving to taxable accounts or alternate vehicles like cash value life policies?
I’ve seen for individual: match trad 401k->match roth 401k->max roth IRA->max trad IRA->max trad 401k->max roth 401k->max HSA
For self employed: max SEP IRA/solo 401k->max roth IRA->max trad IRA->max HSA

Of course situations differ but in general?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Let’s say you have two young, high income partners in a couple who want to buy a house together but don’t really care to get married. They already live together in an apartment but both want to move to a house to build equity and have a yard, not share walls, etc. Should one partner buy the house and the other pays rent until they get married, or should they get a mortgage together without being married? I realize there isn’t a “right” answer but I’m interested in people’s experiences here.
