For me, I think “pay yourself first” is the most important. It forces me to save money first so I wouldn’t need to worry about making a budget for expenses, since I can see how much “disposable” money I have to spend.

I just started this recently. Each month, I allocate $1k of my pay to my brokerage acct and $1k to HYSA (to buy property). I max out 401k and do backdoor roth. And save all my bonus. So each yr, it’s around 70k: 24k + 20k + 6k + 20k bonus.

Do you charge a flat fee for representing a buyer in a straightforward purchase and sale of one property? What’s ballpark legal fee — from LOI to PSA to diligence to closing? Assume pretty clean title, maybe one CC&R.

Did anyone get a jumbo loan with less than 20% down?

I am tempted to buy more stocks, but I also need the cash in next 6-10 months 😞

Hello! Looking at an opportunity with established startup in UK that's just been acquired by a large co. I'm US based and my salary is around $250k (NYC) -I've been asked my expectation without the startup giving me a range to work from (though I've asked). I'm not sure how to reply to them because I have a feeling that my requirement may be out of their range and while I don't want to undercut my value, I also don't want to be cut out of the process because it's an interesting co. Has anyone ever asked to renegotiate their salary after starting a job? I’m 2 months into my new job and I have far more responsibilities than what I was told. It’s a lot different than what was relayed in the posting and during the interviews. Additionally, they hired my counter part in as a senior manager which is at least $30k more than what I make. My peer has more experience so I expect that but I feel that I should be paid more, however I don’t want to leave a bad impression… any advice?

This isn’t relating to investing but we are looking buy a SFH in South Orange NJ. We are have a 2 yo and we are moving from Sacramento. It is a close to a train station to New York.
Does any one here have any info, good or bad things to know about the area. We toured 3 different homes and they were relatively affordable by (600-750k) and it seemed like a small town community but we are not familiar with east coast/ New England. It’s going to be our first move there.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
