When thinking about the value of a property, how heavily do you weigh Price per Sqft vs actual Price? I’m seeing differences from $275K - $360K based on which approach I use and I’m trying to close the gap a bit….

Price per square foot does not account for a lot of things like number of bedrooms, bathrooms, quality, condition or amenities. Also - if you’re taking about detached single family housing - it doesn’t take into account lot size, view, location, etc

If you’re talking about really homogeneous housing stock it’s probably a reasonable point of comparison. But there are a lot of cases it can be misleading.

Unclear what you are really asking.

Truly comparable houses will sell for very similar $/ft.

When $/ft doesn’t scale is when you are looking at something that isn’t near the average for the neighborhood it’s in. Eg, if the average house in a neighborhood is 2000 sqft, a 4000 sqft house will sell at a lower $/f, and a 1200 sqft house will sell for higher (assuming all things other than size are similar).



By my opinion I would make an offer on a property base the year the house built
Location and the condition.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? At what income level should one be comfortable to spend 2400/mo on rent in HCOL? Assuming single, no kids, no debt or major expenses.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
