You’ll have to talk to those builders and in the process interview the PMs. You might get lucky finding them otherwise but unlikely IMo
NJ has anyway very low new constructions compared to other states …doubt if you even have an option to choose as i cannot find much and would pickup Lennar.
Toll > Lennar
If this helps, AGC contracting is a newer contracting company based in NJ & formed of men who have 10+ years experience. Their building a house now which puts the buyers at an advantage because they offer competitive rates but good results. They also have an architect on hand to assist.
I can’t recall the exact town but it’s near Raritan county /Hunterdon area. The company will work throughout all of NJ though

In my humble opinion, Toll Brothers is the top of the chart
It’s my goal in life to live in a toll brothers house. That’s when I’ll know I’ve arrived
I think this is very location specific as the subs are key to your finished product, but answering based on my experience building with Toll in Austin in 2021. We love our floor plan. Build was way behind schedule. Several significant errors made during bill process that were only corrected because we identified them. It’s been 635 days since we closed and we still have incomplete warranty requests that were raised within 30 days of closing. Would not recommend them.
There were actionable construction defects. Timeliness is relevant because Toll pressured you to close over incomplete items or lose your deposit.
Avoid Lennar like the plague. Very poor craftsmanship. Toll Brothers’ work is definitely better but still pretty cookie cutter. Would suggest looking for smaller developers that are known for really high quality product.
