Before the current real estate situation with the lawsuit and change in commissions, 50% of licensed agents quit within 2 years of starting. After the lawsuit, commissions are way less straight forward, and the current interest rates are proving to be a very high hurdle.
Unless you have some sort of built-in network where you have deals effectively lined up, you’ll likely struggle a ton, especially only doing it part time.

Find something else. Tons of hours for an occasional payoff. You will make less than minimum wage unless you are well established with a lot of client referrals.
Part time relator is much of an option due to recent changes in laws for buyers to pay agents. You really should find a mentor or agent to shadow to find out the complexities of the industry.
