My husband quit his very well-paying job in February to become a freelancer. I was fully supportive of this move because he was miserable at his job. He is hustling and trying to find work but it is slow. We are depleting our savings and I am stressed about our financial health and feel like retirement is getting pushed further out. I am struggling not to feel resentful. I don’t want to push him back into a career he hates but also feel like part of being an adult is making hard decisions.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Mortgage rates jumped in the last couple of weeks to 6.28% because of inflation data, as well as the fed increasing rates by 75bps. If the fed sticks to their plans (Jul rate inc if 50bps/75bps; followed by 3 inc of 50 bps), will rates continue to range between 5.75-7%?

Whom would you opt for, Builders lender or traditional lender for new construction?

For anyone that has used Lennar’s in house lender, Lennar mortgage, how do their rates compare against competitors?

Who is offering HELOC on second home with occasional Abnb rentals done.

Some.banks immediately turn this into an investment property and deny that.

Don't want to cash out refinance as underlying mortgage is <3% and fees plus new cost to carry are not worth it.

A recession is already here. Inflation is still high, although hope hopefully peaking. Realistically I don’t see the fed dropping rates until 2024-2025. What will it take for the fed to reverse course and decrease rates?

After todays announcement of a fed rate hike of 75 bps, Mortgage rates over the next couple of months will likely remain within 0.25% to 0.50% of todays range. Unless the fed throws a curve ball in their remaining meetings, the remainder of rate hikes have already been baked into mortgage rates currently being offered.

Is 560K for a 3 bedroom low ranch in Ronkonkoma, long island a good deal right now?
