Renters insurance is for renters. So no you don’t need to be notified or listed as additional insured. It’s a good sign of responsibility if your renter keeps up to date on their insurance, but most don’t tbh and you’re not going to evict them over this even if it’s written into your lease as a requirement.
Up to you. Seems pretty minor to me if this is the only issue

Renters insurance is to cover the personal property of the occupants… they can add indemnity for causation, like leaving the water on and leaving town, triggering a flood… but besides ‘at fault’ occurrences, most structural issues fall under your homeowners or landlord specific policy…
I usually recommend that my tenants have a policy, and it can prevent the flow of liability claims back to me… but I don’t require it because it’s in place to protect the tenant… my two places in the NYC Metro are condos that have secured access and are in multi-level buildings… so there’s some additional risk sharing there through the masters policy… and I’ll know something is wrong even if my tenants are away or if it’s unoccupied…
However, if your property is covered by a HOA, they’re typically recognized for insured interest, and they will be made notice of coverages, lapses, etc.
