Make sure to research the USDA Rural Development Construction Loans. Most every major city in the US has some portion of it that’s considered rural. Most USDA are loans guaranteed and combine land, construction and mortgage all into one. The website will also list lenders in your area.

I’m maxing out my 401K, traditional IRA and HSA this year and paying for some house improvements. I have about $750K total investments and very close to $2M net worth, but realize that I am behind on investments if I want to do FIRE. I was focused on paying off huge chunks of my mortgage and managed to whittle it down to $75K left. Would you suggest I go ahead and pay that off this year? Me and My so presently live in Arkansas, living in our first home with a child 4 year, both of us recently changed our jobs and have HHI ~ 420K, current mortgage 1600/month. We are looking to move to Dallas and thinking of buying a house ~996K with a 15% down. Questions -
1. Should we go for house of that budget? We can afford, but asking based on market.

Based on the Gross salary offered I have calculated the in hand salary per month would be around 152000 considering 150000 in 80C, 50000 in NPS and 200000 deductions due to home loan interest. Total tax liability is around 400000. Any other options do I have to save tax further (other than HRA, LTA)? Thanks in advance.

We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home

Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such.
