I’m maxing out my 401K, traditional IRA and HSA this year and paying for some house improvements. I have about $750K total investments and very close to $2M net worth, but realize that I am behind on investments if I want to do FIRE. I was focused on paying off huge chunks of my mortgage and managed to whittle it down to $75K left. Would you suggest I go ahead and pay that off this year? I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.

If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Plan is to purchase some time after 2 years or so. Primarily to save up for a larger down payment.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home

Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Does anyone have any experience here?
