Wow! How do you find that many leads to buy houses? You must have a solid funnel and process to build that good of a pipeline. Which city?

That is awesome!! I’m the same. I work hybrid but flip several on the side. The permitting stuff sucks though. Most of our guys don’t have licenses but they can get the work done and they do a good job. I sub out the big stuff and say fff it to the little stuff honestly ….it would cost me more. The GC Licensr would help tremendously but it’s a hard test. Not impossible but time is difficult

Had been working as a BA/PM role at a financial firm for 3.5 years and decided to leave corporate to join my family’s small business with the mentality I’d take things over. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

Looking for experiences/opinions on A/C options for old houses. E.g., high velocity ducts vs ductless mini splits. Seems like mini splits are way easier and possibly more effective...but seems like an eye sore. Or... is it just what a contractor thinks will work given your house? Curious what everyone thinks!

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
