Estimating ARV for a flip, and the houses seem to fluctuate $50-80K in price. This area is mid-gentrified, so there’s plenty of newly remodeled homes that all look pretty identical. I can’t seem to find any reason why one sells at $250K and another sells at $315K.

Size, finishes, timing, home type all similar and nothing obvious pops up from a location standpoint.

Any thoughts? Great opp if it’s $315K, just OK if it’s $250K….

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.
