First time home buyer here. We are considering buying a house to live in it for about 5 years after which the plan is to sell it and move to a Dream House.
Need help to decide A) if we should buy a house at $725k which needs about $50k of interior renovations to customize it for our liking and then sell it for about $825k-$850after 5 years or B) if we should buy a house at $850k-$900k without any renovations which may sell at about $1M after 5 years.
Location and market conditions are same.

The only issue is - with most renovations - they cost 3-5x what you think they cost and usually during them you uncover other things.

I’d buy as new as possible.

You limit your risk there provided you can afford it

Buy the one you can renovate. That will add a lot more value to the house (more profit) and makes for a better pitch at sale.

Agreed, but in their case, there’s only so much customization they can do with 50k.

Both houses are based in a suburb of Massachusetts with similar market, schools and external conditions.

Personally, it makes no sense to spend money to customize to your liking if your intent is to sell it within 5 years. If you plan to sell, you should customize it to the market's liking, not to your own.

What's stopping you from getting the dream house now?

Yes, definitely talk to a knowledgeable realtor about what will actually bring value to the home in terms of renovations. Often times people add things “to fit their specific needs/preferences” and then don’t understand why it doesn’t increase the sales price.

Why sell in 5 years? Maybe think about the one that may make the best rental property and start your journey to real estate mogul :-)

That’s what we did. We own 4 houses now.

The cost difference between a ready to move in house vs the renovation house is too narrow. After you include cost overruns(it will happen) and oversight time, the price difference will be negligible.

I have tried absolutely everything I can think of to limit distractions during the work day and none of it has worked. Working from home has only made it 100 times worse because now I know there are other more interesting things to be distracted by all around me. What do you do to hold focus during working hours? Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
