I’m not experienced in this but I would imagine it depends on her terms. What happens if she changes her mind and wants to be paid the bacon? What happens if she dies? Is there a prepayment penalty?
It can be a good arrangement as long as the terms are reasonable and you have an experienced real estate/finance atty that you trust prepare the loan docs.
Can be a good option for sure. All comes down to terms. Seller financing typically won’t be a 30yr or 15yr, you should play around with calculators and find favorable terms for you. Playing with amortization schedules can lower your payment but will result in a larger balloon payment which you’ll have to refi or pay off
Usually it comes with a balloon payment more similar to a 7 year balloon or something like that. So you’ll need to be confident in refinancing in that time and make sure the terms are all laid out properly. This is definitely something you want an attorney for.

Seller financing can have any terms you want. There are a few keys to making seller financing work:
- understand the seller’s motivations for selling / priorities from the contract structure
- understand how to negotiate the contract to ensure they feel like they are getting exactly what they want (hint: it’s not about you)
- find a lawyer who can help you draft a contract that dots all the I’s and crosses all the T’s
Many sellers are looking for either a reduced tax impact, a steady stream of income, or deferral of the sale closing for legal reasons. Regardless of their motivation, you can often structure something that will be far cheaper than conventional financing for you, but may come with a higher interest rate and/or balloon payment in the future. Don’t get hung up on the numbers, understand if the structure allows you to get into a house that you otherwise couldn’t get into and gives you a plan to get to a final situation where the house is in your name and financed appropriately.
