Has anyone taken out a JD mortgage (or equivalent)?

Look up Big Law Investor JD mortgages. I emailed a bunch of people on that list and was able to buy a house with 0% down no PMI on a JD mortgage

Looked into it with Citi Private Bank. Seems super easy. We only got to the prequalification stage but were quoted 2.75-3% (don’t remember exactly) on a 30-year jumbo mortgage. The people were Uber responsive and helpful. Down payment was 10-11%. Amount was like 1.4M based on our current assets etc. Apparently that was a conservative amount and more financing could be had if we wanted. Didn’t go forward because of bidding war on the apt we wanted. This was in January or February if that helps.

I would also recommend considering a credit union, if you have a prior relationship with one. I purchased a condo for over $450K with zero down payment, no PMI, and a 2.25% interest rate on a 7/1 ARM. They also had pretty low rates for a 30-year mortgage.

Following. I can’t find JD mortgages. My firm doesn’t have a Citi Private Bank relationship.

Google JD mortgages to find providers. I also think Regions does one. I decided not to go forward with it because I found a better rate since my place is in a census track program, but otherwise would’ve moved forward with the JD mortgage

I think all of the JD mortgages are limited regionally

They generally require high down payments and cash holdings at the bank for good rates. If yiu can do that, though, they blow everyone else out of the water

I recently sign a lease. The apartment will put my security deposit into an interest-bearing account and requires me to fill out a form W9. I will join EY this June and just wondering if this is ok in terms of the independence rule. I guess the apartment will put my deposit in some sort of funds. Anyone with EY has experience? Reading the independence brochure, looks like it does not specify something related to this scenario but just wanted to confirm . TIA!

How do people afford to buy $1M houses in Chicago? Surely not everyone buying them is rich (which is somewhat of a subjective term). My wife and I are 30 and have a combined income of almost $300k and trying to buy something that expensive seems asinine yet people do it. Am I missing something?

Qualified Dividends: I’m expecting $650-$750 qualified dividend in 2021. Salary and base about $250 total. Questions: what tax rate will the qualified dividend be taxed at? The 15% or 20%? I believe improving one’s sales conversion rate is something everyone want to improve but no one wants to admit they would like to work it. I’m currently a third year in my small firm’s life sciences team. I’m not really stimulated by the work and although they say they have a lot of work, they’re not good at managing workload. After you are stealth laid off, other than job search, what do you do? I assume they won’t give you work and even if they do, you can politely decline? How do you feel about you are not progressing anymore and seeing other people progressing in their career? I have no intention to make partner, but still feel a bit stuck not doing that much.

Why do firms fire people with low but still profitable hours? I am in my first full year on track for pretty low hours (~1500) but the actual realized fees (after writedowns) are still double my yearly salary. I just finished a big jury trial with a senior partner (SP). There were co-parties w/separate counsel. SP mentally checked out, to the point that co-counsel was asking what SP was doing/if SP was okay. I ended up handling most everything. SP did a few parts but went rogue and did things that were offensive/risky/bad for client. It became clear that SP is not performing like SP used to and may be a liability.
