Have 100k to drop. What kind of investment product will give me 4% CAGR over a hold period of 4 years? Best choice appears to be real estate in a Tier 1 city (even after interest and other payments)

Might want to look at the housing market before defaulting to real estate. Not great right now

You can get 2. Something with CDs. Real estate is not worth an extra point and a half of risk

Buy a MYGA. You see companies offering 4% guaranteed for 5 years

T bills

Less than 4%, but the markets are so heated that you gotta believe they have to adjust / turn in the next 2 years or so

I dropped all my 100k into couple of individual stocks. Way more than 4%

Look at Delaware statutory trusts (DST)

Don't buy real estate until next year. The tax asset value of homes is causing a downward trend in the real estate market.

There are plenty of Vanguard ETFs that are estimated to average at least that over 4 years. Check those out.

Also, don't invest in fixed income. The yield curve may have flattened, but interest rates are still going to increase before they fall again.

The question everyone is dying to know is this.. .
Who da funk has 100K to drop?

REITS if you think the interest rate env is relatively stable

Working on buying a home. Got great rates with a lender. While signing, noticed that I was marked as a Permanent Resident Alien. I'm on H1B.

If I tell my lender that I'm a non-Permanent Resident Alien, would there be any issues vis a vis rates? or actual approval?

I have 3 more years left on my visa and I have very good credit history over the past 6 years

Why would you ever want to rollover your 401K into an IRA? It seems like doing so would essentially prevent you from successfully being able to do a IRA to Backdoor Roth IRA conversion due to the pro-rata rule. Am I missing something? Wouldn’t you always want to just rollover your old 401Ks to your new 401K?

I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!

One of the reasons I want to transition from industry to consulting (tier 1) is that I get frustrated when I have to collaborate with mediocre people. My assumption is that Tier 1 consulting firms hire really sharp people and if I can get in, I’ll be collaborating with folks on top of their game (not expecting much from clients). I’m aware there are personal aspects I need to work on like my mindset, patience etc etc, but I just get so frustrated with blatant stupidity.
