Help me decide: Debating between a duplex that has existing tenants paying $1k each side. I’d get a loan on it and net around $550/month. Or a cash property with no loan that could rent for only $1k a month and is vacant. Any advice on either?

Leverage is your friend. Let your tenants pay off the mortgage.

Is the $550 net after PITI / property Management / Vacancy expense / maintenance expense? Or just PITI?

Duplex for sure

The vacant one is only 1 unit? If it’s multi unit vs SFH then go multi all day. Less risk and vacancy won’t hit as hard when it does come around

Way to many factors - who is doing property management, what is your ROI target, what would you do with the cash if not invested in Prop #2, etc.

More generally, what are your goals in buying RE?

You'll want to make sure you're adequately assessing risk - such as risks with inheriting tenants, cap ex, and vaccancy - to name a few.

I owned a condo since 2020 and am about to sell. I had tenants In there for 3 years and 2 months. They paid most of my mortgage! I now sell, get the profit and all their money back! No brainer. Go with the larger one

Upon checking in IT statement found I got gift perk of around rs 4500 but it eas not added to my salary in account. Did anyone know where is this gift perk and how can I use this ?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway.
