Is the $550 net after PITI / property Management / Vacancy expense / maintenance expense? Or just PITI?

The vacant one is only 1 unit? If it’s multi unit vs SFH then go multi all day. Less risk and vacancy won’t hit as hard when it does come around
Way to many factors - who is doing property management, what is your ROI target, what would you do with the cash if not invested in Prop #2, etc.
More generally, what are your goals in buying RE?
You'll want to make sure you're adequately assessing risk - such as risks with inheriting tenants, cap ex, and vaccancy - to name a few.
I owned a condo since 2020 and am about to sell. I had tenants In there for 3 years and 2 months. They paid most of my mortgage! I now sell, get the profit and all their money back! No brainer. Go with the larger one
