How do get cash flow rental properties in California? Every time I run the numbers, they do not work out, or the return is super low (1-3%). Is there a better strategy to REI in CA?

I researched CA. Could not get the numbers to work. Also it’s not landlord friendly. Eventually did 7 cash flow positive properties in Charlotte NC where I’m doing great. But bought 6 years ago. The numbers are getting tighter there but it’s still doable. Try Texas? Or there may be some distressed properties coming up in some CA suburbs, but they could be tough to manage.
I go in with 30 percent or more equity to get positive cash from day one, so I’m borrowing but not over leveraging. Also pay off the debt ASAP to own free and clear by year 6 to year 10 using the 7/1 ARM.

Thanks for feedback. For me, it is important to be close to the properties (I live in CA), at least for starting out. I was also hoping to house hack.

What about buying and holding (and renting) single family homes? They would likely appreciate more in value, and a slightly optimistic assumption of appreciation obviously makes the numbers work. Appreciation is like the only thing CA has going for it.

Interesting strategy in aggressive debt pay down. I definitely like that. Seems smart way to mitigate risk when properties are super cheap outside CA.

We do it in Texas. Heard from multiple Cali buyers they can’t make it cash flow positive. And not landlord friendly.

I’m in Austin. It’s definitely pricey but I don’t know if it’s over bought. At least here I’m not seeing much of a reason for it to slow down. There is just so much growth and pent up demand.

I own a duplex in CA - live in one unit and rent out the other. After 3 years of ownership and refinancing twice, I will be just barely cash flow positive in about a year when I moved.

The only people I know who have invested in rental property have done the same thing as me (using rental income to drive down the total cost of the mortgage rather than renting out all units and trying to cash flow). For that reason, it almost never makes financial sense to invest in a single family residence unless you can cheaply flip it and/or live in it for several years before renting it out.

Philly is slept on for investment properties. I’ve seen people go from rags to riches in philly starting off by house hacking.

If I’m contributing to my Roth 401k vs pretax 401k and my employer matches 10% of my contributions. My employer match be 10% on my post tax contributions right? $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Got news that my house closing may have to be moved due to a delay in the sale of my home. Bought a house with 10% down for 380k. Appraisal came in a 400k but now I’m doing renovations. Completely redoing both bathrooms in the house. Removing popcorn ceilings, installed new AC with new ductwork and insulation, installed a new tankless gas water heater and building out laundry room in garage. Should I refinance after this to get rid of PMI? Current rate for 30 yr is 2.625%. Aka is it safe to assume my appraisal can come back above 435k to equate to 20% equity?

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
