I am looking for an investment property and reached out to a realtor and had a couple of conversations with them and they have sent me the listings and I told them to start scheduling viewings and told them my availability this weekend with the houses I like. They said they would schedule something but I haven't heard back and it is now Sunday evening. I didn't follow up because I got busy, but is it a sign to change the realtor? What's the best way to find a good realtor?

I have gone through three transactions so far, all with different realtors and had good experiences, but to be fair I was always very proactive, this time I guess I wanted the realtor to take the lead, but I don't see the enthusiasm, maybe they have bigger clients...

Redfin will get you in asap, if the agent isn’t available they have associate agents to fill those gaps.

I’m a huge fan of redfin if you know what you’re doing. Makes it so easy to view homes bc of their operations set up vs waiting on an agent to do it when they’re free

An agent is valuable for the experience, knowledge, and responsiveness. If you know what you’re doing and looking for, you only need them for their license and to be responsive. I’d dump that agent real quick bc I don’t have time to wait

When did you send them your availability ? I’d you send Friday and expect them to magically be available that might be tough. They could have other showings or open houses. But I’m general more communication is better than none. Sounds like that’s lacking.

Yeah jump ship. If I talk to my realtor about properties we are seeing something within 24 hours without fail. If you’re in Central FL I can provide recommendations but I used word of mouth to find mine

As far as finding a good realtor, there are a few good ways. Are you connected to anyone you know who’s investing in the area you’re looking in? And/or are there any FB groups around landlords or investors in that area?

Bigger pockets has a realtor finder on their site. Might be good to use that to find someone in that area.

Another strategy is to find a realtor who has sold a property in the area you’re looking at recently. They will know what competitive offers will look like, and how the market is trending. Now, not all sellers agent will make a good buyers agent, especially with a rental property, but it does help that they have very relevant and recent knowledge in the market you’re looking at.

Ah, sucks if it was a personal recommendation. But if it isn’t working, it’s better to cut bait as soon as possible. Don’t draw it out.

I'm confused as to why seeing them is so important. It's an investment. Only the numbers matter, not that you think it's cute. I say this as an ex realtor who focused on investments. Find one that does that. If someone said to me they needed to see if they liked what it looked like, I would explain that. If they persist I hung up and moved on.

It's quite interesting to me that it's not uncommon to buy properties without seeing it in person. I know people buying houses without viewing them in person when they live in a different state that's far away but they'd at least have trusted friends or the realtor to do a video walkthrough. Personally, I have to see them in person, I guess I will never be able to work with an agent like APM1.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

One of lenders I am working with is asking for 750 pre payment to finish he application, which has lie, 30 pages of signatures.

The other lender gave me a preapproval letter. Is the 750@ normal thing? First time home buyer here, feel like I’m about to screw myself over.

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
