In the past I’ve wrongly thought that forgiveness brings restoration of relationships. But reconciliation requires everyone involved to respond -which is beyond our control. Forgiveness says I’m canceling that debt- it’s my marker & I’m tearing it up. I’m putting myself in Gods hands -Justice comes from Him. I’m currently an LLC and looking to assemble an equity deal with an advisor. I don’t know how to set it up with him where he gets his equity in the future when we restructure the entity to a c/s Corp and give out his shares. It doesn’t make sense for us to switch now and get double taxed when we haven’t lifted off the ground. This is pre launch. Any advice?

Feeling grateful & proud as I reached my goal ($50K by 25) 5 months early. But I can’t help feeling a bit overwhelmed. In the lifelong scheme of things, $50K doesn’t seem like much. I worked really hard and sacrificed a lot (including mental health) to get to this but it seems a little tiring knowing I still have so long to go. I recently moved out and in with my BF so my expenses are split, but nonetheless they are still expenses. Any tips on continuing this journey and keeping the drive?

I have a friend trying to talk me in to an IUL instead of a 529 for my kids. (My kids have 529s and that’s what I intend on staying with.) Am I missing something? Can someone dumb it down for me why IUL is a bad idea (if it is, in fact, a bad idea). Is there any reason to have both? Her main reason is that 529 counts as income and IUL doesn’t and can also serve as a retirement plan. Help, wise ones!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

But light burbs? Srlsy? They are grown up people (fresh out of college girls)

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

I closed on a new build a few weeks ago and now the same home is available for much less with the builder offering all appliances, additional credits, and buy down of the rate. Is there anything I can do to get now? It seems unfair that I paid more and didn't get the incentives.

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

What rates are people getting for condos? I’m thinking about selling my condo (I had 3.25%) but my realtor said that the rates are so high now that if I were to buy a similarly priced place, the monthly payment would be like $800 more.
