Any recommendations on the mortgage (lender) companies to get the quotes from assuming some of the less known offer better rates?

Currently renting for ~ $1500/mo in a low COL city. My lease ends in Dec and am looking to purchase a property and get into rental game. I have $40K in bank, but I’m not sure what my max investment should be or will be approved for. Would it be feasible to keep renting and also try to rent out a purchased rental property given my liquid cash?

For the folks that bought an a second property (rental) with less than 20% down, how did y’all pull it off ? 10 % down payment is all I can afford.

I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
