I have around 400k from home sale for next house down payment in HCOL Seattle city just moved. The houses I prefer with good schools here cost around 1.5m and EMI after down payment seems ridiculous compared to my rent. I keep thinking buy a house in Midwest or Texas with all cash and rent it out while waiting to figure out if I want live here and then take equity from that buy a house in couple year. Should I wait or buy in Midwest .

As long as you can make the economics of the deal work with a property manager and it cash flows well, I don’t think your Midwest purchase idea is terrible.

Its hard to decide because of constantly changing market and interest rate. Nervous to make a wrong decision

Homes in lcol are the first to lose value

If there is an economic crisis, the HCOL house will still be worth something. The lcol house will get abandoned

Personally, if I had any qualms about it, I would not pull the trigger on a 1.5 M spend until I was absolutely certain I was going to stay there. 

We are not sure if we settle down here. That’s why thinking while making that decision probably make an investment elsewhere

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Currently on my company’s 401k plan, contributing well beyond the minimum to receive a match, and maxing the amount I can put in right now (25%). Dabbled a bit in options and stocks in general. I have $20k in savings, I owe $6,000 to my 401k loan, that’s the only loan I got. I am debt free otherwise except for my house. Should I use my savings to pay off? LCSW 50k loan repayment- Has anyone been granted a contract through the National Health Service Corps Loan Repayment Program? Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust. With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
