How's everyone doing with back to school and mental health? I'm too stubborn to break, but UUUGHHHH! Work is absolute hell with no relief in sight (but I'm glad to have a job!) & my child is starting a new school (in-person). So many emails and orientations, it's like being a lost kindergarten parent all over again! Plus a "mother's council" Zoom mtg @ 930 on a Thu AM?! Already super stressed & overwhelmed. I ordered a Tesla model 3 SR in April and I am able to take delivery this weekend, however I’m now unsure of whether it’s the right move financially. I have a lease on a 2020 BMW X3 that will end next month and was wondering if I should just buy that out and drive it for a few years. If it makes a difference I’m in SoCal so gas is $$$, but no EV charging in my apartment.

Tesla: $830/month + charging and insurance
BMW: $600/m + $150 gas + maint/insurance

My goal is to eventually live off of several properties that I rent out. Not sure how many I would need but started by buying a condo last year when I had 20% down payment. I’ve saved another 20% since buying the first condo. I could rent the first place out for about 85% of the total payment (including mortgage, taxes, insurance, condo fee, maintenance on the unit).

Is it better to:
1) Add the 20% into the first condo to try to knockout that mortgage as early as possible?

2) buy a 2nd condo

Hello! Q on how to follow up w/ recruiter about a role. DM’d them about Founding Product Designer role, they “love my background” but looking for someone with actually 10 YOE (JD says 4+). It’s been a little over a mo. with role seemingly still open on their site.
