What has your experience with life insurance as an investment vehicle been? I’m thinking of putting $50K in a half million life insurance plan over 3 year. Any thoughts?

I worked in HR for 11 years, with my most recent role being HR Manager for a small company (12-60 employees). I shifted careers to Personal Training in December 2020 due to instability at the small company and my passion for health and wellness.

I ordered a Tesla model 3 SR in April and I am able to take delivery this weekend, however I’m now unsure of whether it’s the right move financially. I have a lease on a 2020 BMW X3 that will end next month and was wondering if I should just buy that out and drive it for a few years. If it makes a difference I’m in SoCal so gas is $$$, but no EV charging in my apartment.

Tesla: $830/month + charging and insurance
BMW: $600/m + $150 gas + maint/insurance

If you’re comfortable, it would be helpful if those in New Orleans or similar markets can share this information. I’ll go first: 1. Firm’s primary practice: insurance defense; 2. Firm size: 25-50 attorneys; 3. Billable requirement: 1950 annual; 4. Salary range for 1-5 year associates: 70k-100k; 5. Salary for 5-8 year associates: 100k-125k.

My goal is to eventually live off of several properties that I rent out. Not sure how many I would need but started by buying a condo last year when I had 20% down payment. I’ve saved another 20% since buying the first condo. I could rent the first place out for about 85% of the total payment (including mortgage, taxes, insurance, condo fee, maintenance on the unit).

Is it better to:
1) Add the 20% into the first condo to try to knockout that mortgage as early as possible?

2) buy a 2nd condo

Is there an “unspoken rule” that if you apply to other firms and are rejected it hurts your chances if you reapply to them in the future? I’ve been at a firm for a few months but the environment is toxic and I’m looking at other options.
