I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

Would love some perspective on renewal experience after 1 year. TIA.

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

For those of you who got out at 10, do you wish that you rode it out to 20? I’m at a crossroad and I’m not sure what to do. Have some active/reserve time, wrapping up graduate school, and am now considering either a) come back to the business world or b) go active and retire before 50 and live off a nice pension. Obviously there are draws to both. I’m an officer for what it’s worth so I can realistically retire at O-5, MAYBE O-6.

Finding it a slog to bill even seven hours a day. Few months ago lateraled from a firm with a high stress and toxic environment to a much more civilized place. How much stock do you put on benefits? I have two offers with stark differences in benefits. Job 1: role I want, but benefit sucks (2 weeks paternity leave, 20% coinsurance). Job 2: role is okay but higher level and great benefits (16 weeks paternity, 0% coinsurance, 5 more days of vacation). Total comp is the same though. I wonder if I should just focus on role but Job 2 is a large company, so I can move around after 2-3 years I’d expect. Thoughts?
