I’m taking the CFP courses through the AC. Someone said I should sign up to become an Enrolled Agent while taking the tax planning course. Any advantage to that? I don’t want to prepare returns.

Buying in this current market, from the perspective of, I believe cars are overpriced bc of my 2010 mindset/inflation perspective, but I also think $60k is not what it used to be, and will only continue to mean less. So in that sense, I think im kinda into buying a car now, as my monthly payments due to inflation will be less and less, and i have no doubts ill continue to get good raises. I think I’d rather get that $60k car now than 5 years later when it costs $120k. Thoughts?

I’m looking at buying an apartment as an investment that is down the street from my house. Newly renovated, Good location, close to shopping and a soon to be opened light rail station.
Challenge is that with 25% down and almost 7% interest, the all in costs (mortgage, taxes, insurance, small HOA fee) would have me breaking even or maybe negative $100 a month vs rent roll.

I'm applying for an LLC mortgage for a rental property and the bank is requiring ALL utility bills from the past year in order to verify expenses, which I have to request from the seller...is this normal? Seems like overkill, esp since the rental income is 50% higher than total expenses

Is there anything stopping someone from opening and maxing multiple 529 accounts per year to maximize tax deductions? In VA the limit is 4K per account but accounts are transferable within immediate family so theoretically one could open accounts for multiple recipients and merge them to one later, right?
