Is QQQ a fine spot to put about 20% of the money in my Roth IRA? Good or bad for the (very) long term? Beginner investor here 😅

Let’s say you have two young, high income partners in a couple who want to buy a house together but don’t really care to get married. They already live together in an apartment but both want to move to a house to build equity and have a yard, not share walls, etc. Should one partner buy the house and the other pays rent until they get married, or should they get a mortgage together without being married? I realize there isn’t a “right” answer but I’m interested in people’s experiences here.

22 years old and currently focused on using my left over income to invest and pay off my debt. Hi-I have 120K in cash in HYSA. After keeping emergency fund aside. Still have 75-80K available that I plan to invest. After 401k, HSA, IRA and monthly expenses: we are left with 6K every month. So investing 12K every month in market. My worry is with that rate - it will take us 12-14 months to move the extra 75-80K mentioned above. However do not want to make a bulk move. Capital gains tax rate - I know there are diff rates (0/15/20) depending on income threshold but is the threshold based solely on “earned income” (i.e., wage)? For ex. if I quit my job and hv zero earned income and sell my stocks with 5M gain in the same yr, there would not be any capital gain tax?? It doesn’t seem right but is that the rule?

Started my Roth IRA in 2019 and bought some funds that aren’t doing so well. I want to trade them for an index fund that the majority of my Roth IRA is in. Will I be penalized for “selling” before a certain amount of time? I don’t plan on taking the money out until retirement, just want to reallocate.

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.
