BankRate too. A guy in Chicago told me he found a 6.1 with $3k credit recently. I can look up the broker if you’re in that state, I’m at 6.575% fixed as a direct lender and 6.375% for ARMS.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. This is one of my favorite couples from the show. While Steven was quite immature during the show, it seemed like he was just young and wanted to be a good dad. They've been together as a family for a while now, he has taken up yoga to manage his temper issues, she has a career on the side as a photographer and they seem happy. I hope their social media is a true representation of their lives and I hope they are truly happy together with their little son 😊

How do people afford to buy $1M houses in Chicago? Surely not everyone buying them is rich (which is somewhat of a subjective term). My wife and I are 30 and have a combined income of almost $300k and trying to buy something that expensive seems asinine yet people do it. Am I missing something?

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

Pre bonus and equity I earn 110k/yr in Wash DC.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home
