Is there some kind of database that shows who has property that only realtors can access? Like could they look up someone by name to see if they bought property?

I’d recommend the Assessor’s database.

Some towns have their own database. However, some towns may all be combined in one database. This is an example:

https://www.vgsi.com/connecticut-online-database/

County Clerk has this info and usually has a website. Also, there is a service called PropStream that is an alternative to the MLS for those who aren’t realtors.

I can do this for you in New York and probably even get you on phone with owner. Anywhere else, and it depends

“Who owns it nyc”, tells you the owner, sister properties and a shit ton of other stuff like complaints. Not sure where you are but invaluable to NYC renters

Costar and real capital analytics. Expensive - but it has all the info you could ever want.

So like someone could stalk you and find out your address?

Most people are not buying property under other names. It is common for investors but let’s keep in mind the proportion of properties that are owned by run of the mill owner occupants

How does a consultant or associate director/above in industry manage their properties if they are always in meetings ~7-8 hours per day? Eg does one call contractors after work hours? Does one hire an individual property manager to take care of a few properties? Does one hire a property management firm?

I imagine one can still self manage as long as you have initially found the go-to people for your maintenance/fixes (eg plumber, electrician), then can quickly text them for appointments

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.
