Looking for a rental property in the greater Austin area, and I’m having a really hard time finding something with cash flow that makes sense. Extending my search as far as San Marcos now. Does anyone have any advice on how to find deals?

are you looking on MLS? Or are you using other means?

Realtor.com / Redfin / Zillow are all tied to the MLS. So basically, you’re looking at “retail” houses. As an investor, your best bet is finding something off market. Driving for dollars, checking expired listings, or mailing out letters. Something that is different than just looking at retail ready options that are marketed to fetch the highest price possible.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Brand new into my career and I’m trying to juggle wanting to max my 401k, Roth IRA, and HSA, while also saving for a down payment on a house! I realize that with my current salary ($78k) doing all this is too ambitious. Any advice on streamlining my priorities and which ones I should give up on for right now? Interesting. Let’s see if the uptick In cases continues to drive an uptick in hospitalizations and then in fatalities. Depends on how many of the cases are incidental or in very young people not prone to severe cases. But either way, look at the hospital capacity utilization figures! This is the untold story. Were we bending the curve to avoid unnecessary deaths due to overcrowded hospitals, or were we bending the curve to buy time for treatments and vaccine, or just to slow fatalities?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
