My loan agent is nearly almost forcing “you need to lock in your rate” saying the rate will go up. Locking rate should cost 5k. Should I do this?

My financial advisor said that there will be at least one .25% fed decrease in interest rates this year, so it may be worthwhile to hold off. I also don’t love the sound of your loan agent—this is your decision, not theirs.

Are you under contract? What’s the rate, what’s the discount point cost? Usually yes lock if you’re under contract, have already gone over the breakeven period of the discount point cost and decided it’s worth it based on the next rate up and how long you’re planning to live there. Today was a bad day for rates and mortgage experts have been advised to lock today.

Don't pay to lock in when the rates suck right now... I don't think it will be worth it. They might start going down a little in the summer.

They may not be explaining it well. I have been a preferred lender on many projects and we only charge an up front fee for a long term lock. This does lock your rate in but the bigger question to ask is, what happens if the rate drops prior to closing? On ours, and most others, long term locks we will drop the rate to the market within x amount of days to your loan closing (typically 20-30.)

I agree the fee isn’t fun to pay but the people I long term locked at 4.75 that closed when the market rate was 6.5 would tell you they were happy they did.

The other important question to ask is, what happens to my long term lock fee? There are two options for this

1) it disappears as it was just for the lock

Or

2) it is refundable at closing and essentially covers your closing costs

I feel like they are not doing a good job on educating you on what is actually going on with this lock.

The timing now with the rate doesnt seem as attractive to lock at the moment.. im hoping it goes down, but i was wondering seeing different lenders closer to closing date 60-90days might offer me better rate.. the lender who was helping me seemed annoyed that I didnt lock it. Even the sales rep is telling me the same thing. Just feels like it’s a required thing to do when it isnt

Currently a staff in audit - 6 months in. Glad to be learning a lot, and have had a generally positive experience at the firm other than a few interactions, some tough busy season nights. Really been intrigued by TAS/M&A, however, and had a few convos with a senior in TAS i know at the firm. Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?

Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. What’s a fair calculator to know your affordable mortgage?

One online have a wide range in what’s considered “affordable”
Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock.
