How quickly can you get a new job if you lose your current one? $100k is < 5 months of expenses foe you.
I am assuming ALL monthly expenses of 21k is mortgage, insurance, car, utilities, food, entertainment, vacation $$ etc...aka everything? I personally would not want my house payment over 25% of my take home....but I am conservative....cause lord know insurance rates have gone up considerably...But you have over a years worth of savings...so that is good. Are you maxed out on 401k ...if so....cool. This isn't terrible at all. If you are comfortable with it...go for it.
There are a lot of other considerations. 1) is this 2nd home one you would stay in for >15 years? 2) is it possible to just AirBnB your current place rather than sell it? AirBnB'ing often allows you to cover the PITI and more, and if you cost seg it, you can get a huge depreciation deduction on it and lower your W2 taxes too 3) Can you AirBnB a portion of the new place? 4) what interest rate can you get for your new home and what is the interest rate on the old home?
It does seem like a stretch if you need the equity in your current house, however, if the new place is your dream house, I do think with interest rates coming down, now is a better time to buy vs later.
How much are you saving pretax? If the 24k after tax is after you’re maxing 401k it seems more doable. Are you single income and do you have a family? If single and confident you can get another equally well paying job quickly I think it’s fine, but it’s a lot more risky if you have a family relying on your sole income and the savings cover less than 5 mo of expenses.
