Back door Roth conversion - invest 100% upfront in January or later in the year or DCA?

I have the opportunity to buy a new build in ATX for 310k at 5.625% 30 year. Should I buy it? I can either:
1) rent it out
2) sell it

It's not my primary and I don't need it to live in. The news about a housing market crash is worrying me. Any advice?

My partner and I are in the process of buying a PHEV that qualifies for the full non-refundable federal tax credit. If we both own the car (i.e. both names on the title), how do we manage filing for the tax credit when filing separately? Do we just pick one of us to file?
