Hey friends. My wife and I are looking to start investing in the market outside of our 401ks, hsa etc. We opened a Charles Schwab brokerage account and planning to transfer 2-3k/mo. We’re in our late 20s/early 30 and likely won’t need to touch the money for 10+ years. What should be our investment strategy? How should we allocate to what funds? Thinking of splitting evenly across large, mid, small caps, and growth, value funds using DCA.

I consolidated grad loans in ‘15, kept federal separate from private (w SoFi @6.75%). Can I refinance w SoFi or w Earnest? Should I combine the federal and lose the protections for better %?

What’s everyone using instead of Robinhood? I just learned of WeBull recently but am not sure it’s for me.

Anyone know any good mortgage lenders in the DC area or in general? Making a little over 80k, with a 720+ credit score, trying to see if I can get approved for any new home buyer programs. Thanks in advance.

I had 5AA t/f(modified FET) on 11/07, today (11/16)I had blood work, nurse told HCG level is: 168.5, and will be checking again on 11/18, to see if HCG is raising. Is this good value? Working Moms/Dads: Do in-house positions exist with flex time hours? Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. What’s a good baseline amount to keep in a checking account? I generally keep mine pretty low <1000 after paying CCs then dump the rest in savings. As I’m building a rainy day fund and then I will start contributing my brokerage account.

Live in a HCOL area. Looking to buy in the next year. The least I can afford to buy would put a mortgage at 40% of my monthly take home pay (post tax + max out 401k) but 25% of gross income. Will 40% of take home pay make me house poor?
