Why would you ever want to rollover your 401K into an IRA? It seems like doing so would essentially prevent you from successfully being able to do a IRA to Backdoor Roth IRA conversion due to the pro-rata rule. Am I missing something? I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

Let’s say you have two young, high income partners in a couple who want to buy a house together but don’t really care to get married. They already live together in an apartment but both want to move to a house to build equity and have a yard, not share walls, etc. Should one partner buy the house and the other pays rent until they get married, or should they get a mortgage together without being married? I realize there isn’t a “right” answer but I’m interested in people’s experiences here.
