Not worth it for a single home.

It’s never even crossed my mind to do / use this for my SF rental - maybe it’s just because I have low maintenance tenants who pay their rent?

Am going to be new landlord and want to make it easy to facilitate quick rent payment and tracking of any potential maintenance requests. Online portal seems to make sense. May also add additional property eventually.

I collect rent thru Zelle, and maintenance requests come via text message or email. There’s also plenty of third party sites that you can use for free or near free (I think some are $5 a month).

Why overcomplicate it?

I’m trying to buy my first house and my wife and I have a few IRAs from previous employers (Roth and non Roth). I read I won’t be penalized if I take out upto 10k from my IRAs for a first time house (except for taxes on the non-Roth accounts). Great question! And without getting too much into monetary policy.... Fed rates are set by the Federal Reserve which banks use to charge each other to borrow money. A lot of times these rates move together, however, a Fed rate increase does not instantaneously change the rates the bank offers.

Other types of savings account have seen an increase this year such as online savings accounts and fixed annuities.

Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. While the interest is still frozen, do I: 1) make payments on the $110k principal amount only to maximize driving it down; 2) make payments on the $140k principal amount only to maximize driving it down; 3) make payments on the $19k of interest on the $140k loan; or 4) ??

Misled on Maternity Leave Policy. I found out I only get 4 weeks pay for maternity leave (STD +“sick days”). I will take 12 weeks but wont get paid for 8 weeks. I work for a US, west coast based company in the tech/VC industry. Their website claims to offer “paid parental leave and other progressive benefits for parents”. I didn’t find out until after I was hired their pay was only 8 weeks but since I have been at the company less than 12 months, I don’t qualify for their policy. Is this unfair?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
