Thinking about buying a home with my fiancé . We’re not married yet and would like to purchase a home first. What resources can I look at to learn more about purchasing/financing a home with someone else? Also have no idea where to even start, would also appreciate if anyone has any resources for a total new like me!

Uhh not a wise idea

I can help if you would like. Different rules apply depending on the state that you are in so we can look at how you would go about vesting on title and the loan options.

I’d ask friends/family for a lender referral you can trust - a good lender will have most of the answers you are looking for. If it’s complicated, maybe an attorney. Fwiw, I actually thought buying a house with my fiancé was a great way to talk about money/finance etc before the wedding. You get way more visibility and it was somehow easier than just quizzing them.

If I believe we’re nearing market highs, convince me why taking a 401K loan for home improvement opportunities is a bad idea. Assume that I am not currently at-risk for layoff, and the improvement opportunities are on the higher end in terms of ROI (adding bathroom, etc.)

Anyone have experience with Dept of Public Safety? Are they disorganized? Do they have a bad culture? I am starting to think they suck based on my application experience with them , compared to other state agencies.

"Everybody can be a leader" some say... "Leaders are nurtured not born" say others... True.

But... this is also true: "not everybody wants to be a leader" (whether they can or can't be). It is a fairly common practice in organizations with traditional career management structures for people to "be promoted" into leadership roles as the "end steps of the corporate ladder" that was climbed doing technical work. And, unfortunately, this doesn't work all the time

My first time buying a home and my fiancé second. Last time he was able to sit down with the loan officer and review any questions he had about the documents because there is a lot of language in there that isn't used by average people. We're willing to lose the loan before signing on to a debt of $350 without knowing all of what we're signing on to.

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

Is there any way to protect yourself during the home buying process and validate what realtors are saying when it comes to their “negotiations”? I feel like not being part of the negotiating conversation (it’s all he said / she said realtor to realtor) makes everything feel shady and that I can’t trust I’m getting the truth from the realtors. With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.
