Thinking about buying a home with my fiancé . We’re not married yet and would like to purchase a home first. What resources can I look at to learn more about purchasing/financing a home with someone else? Also have no idea where to even start, would also appreciate if anyone has any resources for a total new like me!

Uhh not a wise idea

I can help if you would like. Different rules apply depending on the state that you are in so we can look at how you would go about vesting on title and the loan options.

I’d ask friends/family for a lender referral you can trust - a good lender will have most of the answers you are looking for. If it’s complicated, maybe an attorney. Fwiw, I actually thought buying a house with my fiancé was a great way to talk about money/finance etc before the wedding. You get way more visibility and it was somehow easier than just quizzing them.

HNY all! I have multiple rollover and traditional IRAs, as well as a solo 401k. But (since I started paying attention to this kind of thing) have always been over the income limit to start a Roth IRA. I’ve also not done much contributing in the last few years due to purchasing an apartment and saving for renovations. Cue pandemic joblessness... if married filing separately, would you say it’s a good idea to start a Roth while under the income limit, even in this climate? Any reason not to?

How is everyone dealing with the overpriced car prices? Been in the market for a while searching for a car between leasing a car from a dealership and buying used from FB. I’m fine with either option, especially since it’s going to be my first car, but not for $6k above MSRP. Worst part is, dealers are sitting around and have got nasty at my sister and I when they’ve been trying to milk us.

Is this even legal? Any alternatives options are appreciated

Hi everyone! I’m looking to start the process of studying for a PMP. I’m overwhelmed with the amount of information online and I’m looking for some guidance in terms of the most efficient way to go about this. Would anyone be open to speaking with me?

Tomorrow they are requiring masks again and I was almost in tears when I found out. We have been mask free (recommended) since June and I feel like we are being muzzled again. I am vaccinated, frustrated, and have been off of antidepressants since March. I don’t even want to go into work tomorrow. Anything is better than being virtual and I am trying to look at the bright side, but moving backward still burns. We have parent-teacher conferences coming up and I am hoping that it’s temporary.

When do you know you've toured enough houses and should pick one from the list you've got? I've seen probably 15-20 homes, and put in one offer. How many homes should you tour minimum, and how many offers did you put in before you closed? I don't want to be too hasty and choose something just because, but I also think continuing to see homes isn't really making my decision any easier. Thanks!

Any recommendation for best brokers / banks for jumbo mortgage rates? NY metro area. Was quoted ~5.6% last week from Guaranteed Rate, but not sure if they’re brokering or lending themselves. If the former, I’d think I could find better rate going direct to lender.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. But then he starts to talk about how much kids cost and how we will be house poor and we won’t be able to afford kids. 🤔 Am I insane??

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Does anyone have any experience here?
