Assuming no debt also means no mortgage on the houses so put the money in mutual funds until you saved enough to buy a third rental if you are looking to build a rental portfolio or you can just keep in mutual funds.
Isn’t 2 mortgages still considered debt ?
Honestly sit with your wife and prioritize a plan. In that plan, discuss what to do with extra income outside of base pay.
You are in a good position to: accelerate mortgage payoff, go on a fancy vacation, boost retirement, set aside a small savings fund for a house improvement…. List goes on. Or maybe a combination of those.
But we can’t priorice these things for you. You and your wife can though.
I never see anyone on here suggesting to invest in your home(s) - repair, improvement. Where does that fall on the investing waterfall?
