We bought home in Seattle area last August with 30% equity 6.37% mortgage. Now want to get an investment property in the outskirts where new communities are popping up. I can put 20% for second property but the interest rates for them is more than 8%. That interest rates won’t generate positive cash flow and only hope is the house prices in those areas are increasing rapidly and hoping to get some equity. What advice you’ll have. After rent, I have to pay 1500 as property is 950k

I personally wouldn’t bet on appreciation.

Is the $1,500 “on top of rent” assuming a certain level of vacancy and repairs? If you’re considering short term rentals, you’ll need to calculate things like supplies, cleaning, damages, etc…

At least in the condo market (I pay most attention to that) in the Kent/Renton area, I have seen a lot of price reductions lately.

Tax help please:
Turbo tax is telling me I’m about to get hit with a $3k+ tax bill. I got married in 2019 (my income is 130k, hers is 60k) but I didn’t have extra pay withheld on my W4 in 2020. Last year it wasn’t an issue, so what could have changed? We bought a house in 2020, so I would have expected to have a bigger credit from that, not a larger bill? Any help would be great here.

Does anyone else constantly get mistaken for a nurse? Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
