We bought home in Seattle area last August with 30% equity 6.37% mortgage. Now want to get an investment property in the outskirts where new communities are popping up. I can put 20% for second property but the interest rates for them is more than 8%. That interest rates won’t generate positive cash flow and only hope is the house prices in those areas are increasing rapidly and hoping to get some equity. What advice you’ll have. After rent, I have to pay 1500 as property is 950k

Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Turbo tax is telling me I’m about to get hit with a $3k+ tax bill. I got married in 2019 (my income is 130k, hers is 60k) but I didn’t have extra pay withheld on my W4 in 2020. Last year it wasn’t an issue, so what could have changed? We bought a house in 2020, so I would have expected to have a bigger credit from that, not a larger bill? Any help would be great here.

Hey everyone, curious about pros/cons and profitability of renting out a unit long term vs AirBnB. Let’s say it’s a condo downtown in a big city, how do you figure out what’s the better option?

Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. For those w investment property, how many of you self manage vs using property manager? This is my first condo, relative new build from 2018 and a family friend jus moved out. I would have self managed but am scared about squatting/evictions esp w Covid and the rent memorandums. Thinking of jus getting the property manager as I am new to this... Advice appreciated.
