What are your thoughts on buying town home in Northern Virginia (fairfax county) in the next few months / early next year? What timeline would be best to capture any price drop? Is the market still favoring sellers in this area? When do you think it would be a buyers market?
I'm a first time home buyer, so not sure what is the right approach here.

You’ll never time the market perfectly. Buy when you can afford it and you find the right place as a decent price.

As others said, if you can afford it and you love it, that’s better than trying to time the market

I’m of the belief that today is the lowest homes will cost on any timeline if today is day 0 on that timeline

You probably have to share more details. For me I’ve been looking into Fairfax but inventory is low compared to last year and prices haven’t moved a lot to make a difference.

I recently bought a house (In my hometown), I am not staying there. It is currently on rent. I am getting Rent as 50% of the total Home loan EMI of that house. And it is equivalent to the rent that I am paying at my current location in another city.

Question is: Should I do yearly loan prepayments from my annual bonus to reduce the EMI amount or should I keep the loan going as it is and invest yearly bonus in share market or gold.

Or

Any other approach to get good outcome?

My partner and I bought our home back in 2020. We got a good deal, low rate. But we want to move into a more spacious SFH. However, as we all know this market is crazy. I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.
