Just poking around online. Looks like these types of loans are somewhere between 5-8% right now.

Interesting! In Canada it’s 0% and Ontario it’s prime + 1 (currently 8.2%)

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

I’m finally hitting a stride (now in my mid-30s) and have some cash to play around with/invest. Any suggestions or recommendations on good, long-term strategies (and/or things I should absolutely be doing) for people not familiar with having a tiny cushion of wealth? Also open to “you should hire a financial advisor, etc..”

Combined outstanding student loans for me and spouse $$70k.
Do you recommend pay down quickly a la Dave Ramsey, pay minimums and invest the rest, hold out hope for student loan forgiveness or something else?

Additional context - own a home in suburbs (2.15% rate, 255k outstanding, and a few 0% loans for couch, computer, Home Depot, 1 child in daycare

I’m interested in applying for the 2 years of full time work as an LCSW but my loans are a bit under 50k so I’m wondering if they would only give me what I need to clear my loans or would I still get 50k as long as I complete my contract ?

Curious to know how much your student loans were when you graduated from your program, how much you’ve paid off so far, and your age. I am 34 yo, i graduated with 95k in student loans, i currently have 85k left and i make 85k in come. I’m also a single mom with two kids. Just praying for 100% student loans forgiveness.
