Both Zillow and Redfin have Austin at less than 5% decline YOY. I guess that isn’t good, but nothing to be worried about.

It’s def not ideal but a small dip is not something to go cry about. Unless you are in the flipping business, you should be buying for long term appreciation.

Abandoning Green Card
Has anybody experience in giving up the LPR status after leaving the US for work and residency in another country/homecountry? I come from a low tax country and wonder whether Uncle Sam will send a final tax bill or penalty fee or even make it difficult/impossible for me to abandon the GC once I will leave the US again. I own a 1973 Chevy nova and and a 1988 Dodge ramcharger. Eventually I want to put a 6.6L duramax in the nova, and make it into a sleeper/fun weekend car, restomod the interior for comfort, convenience and tech etc. Then I want to put a Cummins in the Ramcharger and make it into kind of an overland/back country truck that I can still take down the road to get to the back country. I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.
