Has anybody experience in giving up the LPR status after leaving the US for work and residency in another country/homecountry? I come from a low tax country and wonder whether Uncle Sam will send a final tax bill or penalty fee or even make it difficult/impossible for me to abandon the GC once I will leave the US again. I own a 1973 Chevy nova and and a 1988 Dodge ramcharger. Eventually I want to put a 6.6L duramax in the nova, and make it into a sleeper/fun weekend car, restomod the interior for comfort, convenience and tech etc. Then I want to put a Cummins in the Ramcharger and make it into kind of an overland/back country truck that I can still take down the road to get to the back country. Also restomod it for comfort, convenience and tech. Thoughts ?

For those that built higher end homes, what kind of appliance budget did you have?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Hi guys! Looking to learn about real estate investing! I am a senior in college graduating with a degree in finance so I understand certain aspects, but am looking to learn more on my own about real estate specifically!

What books would you recommend I read?

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
